What the licensed process involves

You don't need to know how removal is performed — that's the removalist's trade. You do benefit from knowing the shape of the process, so you can recognise it being done properly:

  1. Sampling and testing. Suspect materials are sampled and laboratory-tested to confirm whether asbestos is present, before anyone commits to a price or a method.
  2. Scoped, licensed removal. A licensed removalist plans and carries out the removal under the controls the WHS (General) Regulations 2022 (WA) require. WorkSafe WA licenses this work in two classes — Class A for friable material, Class B for bonded (non-friable) sheeting over 10 m² — and WorkSafe must be notified before licensed removal work begins.
  3. Clearance. After removal, the area is inspected — and for higher-risk work, formally cleared — before other trades or demolition machines go anywhere near it.
  4. Lawful disposal. Asbestos waste is wrapped, transported and disposed of only at facilities licensed to accept it. It never goes in a skip bin, a domestic bin, or a hole in the back paddock.

Only when that stage is complete does general demolition start. On a knockdown, that sequencing is the contractor's responsibility — but it's written into the scope, and you're entitled to see the clearance paperwork.

How do I know if my Mandurah house has asbestos?

Age is the first clue: homes and sheds built before 1990 — which covers the fibro cottages and beach shacks of Halls Head, Silver Sands and Coodanup, and most 1970s stock across the Peel — very commonly contain asbestos cement sheeting in walls, eaves, wet areas and roofing. Looks alone can't confirm it either way; only laboratory testing of a sample can. That sampling and testing is arranged through the professionals we refer to — it isn't something to do yourself.

Why does asbestos removal need a licence in WA?

Because disturbing it is where the danger is. Under the Work Health and Safety (General) Regulations 2022, WorkSafe WA licenses removalists in two classes: Class A for friable asbestos — the crumbly, high-risk material — and Class B for non-friable (bonded) sheeting, required for removing more than 10 square metres of it.
